Under and by virtue of the pow-

er of sale within a certain Security
Deed from Larry Slaton aka Larry
D. Slaton, Grantor, to F&M Bank
f/k/a Farmers and Merchants Bank,
Grantee, dated October 15, 2004
and recorded in Deed Book 230,
Page 187, Wilkes County Superior
Court Deed Records. The subject
Security Deed having been given
to secure a Note dated July 6, 2016
and in the original principal amount
of $75,275.00, there will be sold
by the undersigned at public outcry, during the legal hours of sale
before the door of the Courthouse
of Wilkes County, Georgia, on the
first Tuesday in March, 2019, to
wit, March 6, 2019, to the highest
and best bidder for cash, the following described property:
ALL that tract or parcel of
land with improvements thereon,
situate, lying and being in the
166th GMD of Wilkes County,
Georgia, and fronting on the North
side of Boyd Road and containing
49.92 acres, more or less, and
being known as part of the former
Champion International “George
Slaton Tract” aka IP Compartment
681-4 and being more particularly
described by a plat of survey prepared by James F. Mattison, RLS,
dated July 2, 2004 and recorded in
Plat Book 10, Page 170A, Wilkes
County Deed Records. The plat
of survey and the official record
thereof is incorporated herein for
a more complete description of the
tract.
Said tract is bounded now or
formerly as follows: South by
lands of Dorsey and by said public
road; West by the balance of the
George Slaton Tract, being lands of
Cowart-Lanier, LLC; North by the
centerline of a creek and beyond
by lands of Grizzle; East by lands
of Grizzle, by other lands of Larry
Slaton and by lands of Dorsey.
This is part of the George Slaton tract aka Compartment 681-4
acquired by Grantor herein from
Blue Sky Timber Properties, LLC
by deed dated July 24, 2003 and
recorded in Deed Book 218, Page
130, Wilkes County Deed Records.
The debt secured by the Security Deed and Note has been
and is hereby declared due and
payable in full because of default
in payment pursuant to the terms
of the Security Deed and Note.
Notice has been given of intention
to enforce provisions for collection
of attorney’s fees and foreclosure in
accordance with legal requirements
and the terms of the Security Deed
and Note. The indebtedness re-

maining in default, the sale will be
made for the purpose of applying
proceeds thereof to the payment
of the indebtedness secured by the
Security Deed, accrued interest
and expenses of the sale and other
sums secured by the Security Deed,
including attorney’s fees; and, the
remainder, if any, shall be applied
as provided by law.
To the best of the undersigned’s
knowledge and belief the property
is in the possession of Larry D. Slaton and said property will be sold
as the property of said individual,
subject to outstanding ad valorem
taxes, street improvements, and
easements or restrictions of record,
if any.
