UNDER POWER
Under and by virtue of the power of sale within a certain Security Deed from Charles Wood and Melissa Wood, Grantor, to F&M Bank, successor by name change to Farmers and Merchants Bank, Grantee, dated February 25, 2009 and recorded in Deed Book 274, Page 266, Wilkes County Superior Court Deed Records. The subject Security Deed having been given to secure a Note dated February 25, 2009 and in the original principal amount of $147,450.63, there will be sold by the undersigned at public outcry, during the legal hours of sale before the door of the Courthouse of Wilkes County, Georgia, on the first Tuesday in January, 2012, to wit, January 3, 2012, to the highest and best bidder for cash, the following described property:
ALL that tract or parcel of land with improvements thereon, situate, lying and being in the Corporate Limits of the City of Washington, 164th GMD of Wilkes County, Georgia, and fronting on the East side of Spring Street and West side of Jefferson Street and containing 1.20 acres, more or less, and being known as Parcel “A” as more particularly described by a plat of survey prepared by Mattison & Associates, Inc., RLS, dated May 8, 2004 and recorded in Plat Book 10, Page 167I, Wilkes County Superior Court Deed Records. Said plat of survey and the official record thereof is incorporated herein for a more complete description of the property.
Said tract is bounded now or formerly as follows: North by lands of Thomas Bailey and lands of Thomas Duggan; East by lands of Thomas Duggan and by Jefferson Street; South by lands of Carlton Hearn and by lands of Neina Thompson; and West by Spring Street.
This is that same property acquired by Charles Wood and Melissa Wood from Henry Clark Strother by deed dated May 12, 2004 and recorded in Deed Book 225, Page 426, Wilkes County Superior Court Deed Records.
The debt secured by the Security Deed and Note has been and is hereby declared due and payable in full because of default in payment pursuant to the terms of the Security Deed and Note. Notice has been given of intention to enforce provisions for collection of attorney’s fees and foreclosure in accordance with legal requirements and the terms of the Security Deed and Note. The indebtedness remaining in default, the sale will be made for the purpose of applying proceeds thereof to the payment of the indebtedness secured by the Security Deed, accrued interest and expenses of the sale and other sums secured by the Security Deed, including attorney’s fees; and, the remainder, if any, shall be applied as provided by law.
To the best of the undersigned’s knowledge and belief the property is in the possession of Charles Wood and Melissa Wood and said property will be sold as the property of said individuals, subject to outstanding ad valorem taxes, street improvements, and easements or restrictions of record, if any.

By virtue of the power of sale contained in that certain Deed to Secure Debt from Bobby L. Bradley to Farmers State Bank, dated October 27, 2005, and recorded in Deed Book 240, pages 562-567, Wilkes County, Georgia records, said Deed to Secure Debt having been given to secure a Note dated October 27, 2005, in the original principal sum of Seventeen Thousand Three Hundred Thirty Five and 93/100 Dollars ($17,335.93), with interest from date at the rate stated in said Note on the unpaid balance until paid, there will be sold by the undersigned at public outcry to the highest bidder from cash before the Courthouse door at Wilkes County, Georgia, within the legal hours of sale on the first Tuesday in January, 2012, the property described on Exhibit “A” attached hereto and incorporated herein by reference. The debt secured by said Deed to Secure Debt has been and is hereby declared due because of, among other possible events of default, non-payment of the monthly installments on said loan. The debt remaining in default, this sale will be made for the purpose of paying the same and all expenses of this sale, including attorney’s fees.
Said property will be sold as the property of Bobby L. Wickersham, RLS, dated February 23, 1987 and recorded in Plat Book 9, Page 98, Wilkes County Superior Court Deed Records. Said plat of survey and the official record thereof is incorporated herein for a more complete description of said tract.

This is part of that same tract acquired by Jerry Ann Clark and Jerry Tate from Annie L.
